A 30-year-old man who owns a construction company in Ajax, Ontario, has been charged following a fraud investigation by Durham Regional Police.
According to police, a client hired Aria Build Corporation in August 2024 to construct a residence in Ajax and dealt directly with the company’s owner throughout the arrangement. As part of the agreed payment schedule, the client paid the company $56,560 that was intended to enrol the property in a Tarion Warranty, a program meant to provide protection for new home buyers. Investigators allege the funds were deposited into a bank account associated with Aria Build Corp.
Dispute Led to Discovery
Police say a dispute later arose over the payment schedule, after which the company stopped work on the property. The client subsequently contacted Tarion to find out what warranty protections applied to the unfinished home, and allegedly learned that the residence had never been enrolled in the program and was not protected as they had believed.

Charges Laid
Behzad Ayon, 30, the owner of Aria Build Corp., has been charged with fraud over $5,000 and possession of property obtained by crime over $5,000 in connection with the investigation.
Police Seek Additional Information
Durham Regional Police say they are concerned there may be additional alleged victims connected to the case and are asking anyone with information to contact investigators.
